TV Producer Begins Global Expedition

TV Producer Rachael Jerahian plans to visit all 50 U.S. states along with every sovereign nation, and that is just the beginning.

Regardless of sex or financial status, Rachael Jerahian wants everyone to overcome their inhibitions and, “embrace exploration:” desire to tour the world and expand horizons without fear of being alone. Being alone is what initially gave Jerahian the strength to begin her travels, and she hasn’t looked back since. “Overcoming tragedy is something everyone faces,” said Jerahian. “Perhaps, it’s because to experience great highs, we have to know how to conquer terrifying lows.”

Acclaimed producer, Jerahian recently announced her intention to complete the first all-inclusive world travel expedition in history. She began her quest in June, and now plans to stop in all 50 U.S. states, travel to each of the 195 sovereign countries of the world, climb each of the seven continents’ highest peaks, and ski the last degree in both the North and South Poles, all while giving back to the many lives she encounters along her way.  

Jerahian, though no stranger to traveling, is embarking on this trip knowing it is to be the most significant one of her life thus far. After suffering the loss of both her parents to cancer by age 30, Jerahian now embraces the cliche to, “live life to the fullest,” and vows not to let life pass her by. Her path across the globe is her way of doing so. Yearning to be a reporter, Jerahian’s story begins in New York City, where she tried her hand in broadcast, until she finally fell in love with production behind the scenes. She now works as a prominent TV producer for multiple networks, including CNN, Food Network, Travel, Discovery, Viceland, PBS, Spike and A&E. After losing her mother to cancer in 2014, Jerahian and her sister planned a trip to clear their minds to Mexico. Jerahian caught the travel bug, returning to the states just to plan out a list of where to go next.

Her global expedition begins in the U.S., in which she plans to drive to all 50 U.S. states, and admits on her blog that this was easier planned than executed. “Soas I began the (daunting) process of mapping out the driving route of the lower 48 states, it quickly became apparent just how difficult this trip was going to be. I knew this would be A LOT of driving for one thing!” She will first head to Alaska, then to her hometown of Los Angeles, then the rest of the states starting in July 2018 and ending tentatively in February 2019. Traveling outside the country comes next, with the first stops being the Middle East and Africa for Jerahian. This leg of the journey is to start in early 2019, according to her blog. When Jerahian will tackle the seven summits and the North and South Pole are still to be decided.

Prize-winning Architect Designs Luxury Condominium Shaped By Light

Pritzker Prize-winning architect Renzo Piano, a true visionary whom Time magazine named as one of the top 100 most influential people in the world, has made his first addition to the New York skyline, a mark that happens to have a deeper impact on the sustainability scale. 565 Broome in SoHo is a stunning luxury condominium featuring architecture by the Renzo Piano Building Workshop and interiors by Parisian firm Rena Dumas Architecture Interiueure (RDAI).

This 112-residential building, ranging with studios to 4-bedroom condominium homes, will also become the first high-end residential Zero Waste Building in New York City, which is defined as achieving more than 90 percent diversion of waste from landfills, incinerators and the environment. 565 Broome was thoughtfully designed to not only maximize space and views but to embrace the power that daylight has on architecture.
Piano designed conjoined glass structures with curved corners, resulting in light-filled residences that breathe and offer 360-degree views of the Hudson River, One World Trade Center, and beyond. A unique “low-iron” glass with crystal-like sheen and clarity was selected for the exterior to allow the façade to take on the color of the weather, as well as to create clear views from the interiors. Renzo Piano believes that architecture is the art of creating emotion, and his design for 565 Broome SoHo will allow both residents and passersby to have a visual relationship with the building.
“With 565 Broome SoHo, we set out to establish a dialogue and harmony between the interiors and exterior. The rhythm of the façade mullions and ‘low-iron’ glass with large curved windows open the corner areas to enhance the feeling of light and air in the expansive residences.” Says Toby Stewart, associate at Renzo Piano Building Workshop.
565 Broome’s oversized windows with ultra-transparent glass and neutral tones enhance the architecture of SoHo, a neighborhood home to museums and high-end galleries. SoHo is also a premiere destination for luxury retail and fine dining, with elite offerings including Prada, Louis Vuitton, Alexander Wang, Chanel, Material Good, Balthazar, The Dutch, Shuka and Blue Ribbon Brasserie.

RDAI’s vision for the interiors was to deliver a cohesive design that emphasizes craftsmanship and quality materials. Each residence enjoys 6-inch white oak plank floors, custom wood entry doors, 10-foot-plus ceiling heights and floor-to-ceiling windows that offer panoramic views. Select residences also boast outdoor living rooms and 25-foot private pools. The custom-designed, high-performance kitchens are outfitted with features like white oak cabinetry and Basaltina countertops, Zucchetti fixtures and accessories, Blanco sinks and Miele appliances wine storage. The lavish master baths feature freestanding tubs and are dressed with Calacatta Caldia marble slab walls and flooring with maple brown Eramosa marble and stainless steel accents. The elegance continues with custom-designed white oak vanities, Zucchetti fixtures and accessories, frameless glass doors at shower enclosures and water closets, and heated floors.
The condominium offers the luxury and experience of a private gated driveway with entrance to a covered porte-cochere. Wellness amenities include a heated 55-foot indoor swimming pool, changing rooms, steam rooms and sauna, and a fitness center. Residents will also enjoy a beautifully landscaped outdoor terrace, an interior landscaped lounge with 92-foot high ceiling and a live green wall, library and wet bar. Additional conveniences include a kid’s playroom, 24-hour concierge and attended lobby, common laundry room and bicycle storage with 76 spots. The property will have 40 parking spots, each of which will be equipped with a full capacity electric charging station.

Taking things even further, the development has teamed up with ReachNow, BMW’s mobility services company, to create a car sharing partnership that will grant residents access to onsite BMW and MINI vehicles.
With the amenities offered and artfully designed open layout, Piano’s architectural style communicates harmony, calm and expansiveness within 565 Broome.

LEED Homes Awards Highlights the Top Green Projects and Firms

The U.S. Green Building Council (USGBC) recently announced the recipients of its 2017 LEED Homes Awards, an annual honor given to innovative projects, architects, developers and homebuilders leading the residential green building market.  
“We believe that every building, especially homes, should be green. LEED-certified homes enhance the health and wellbeing of occupants by providing clean indoor air and incorporating safe building materials to ensure comfort and safety, and they are designed to save critical resources, use less energy and water and save money,” says Mahesh Ramanujam, USGBC President and CEO. “The LEED Homes Awards showcase the most inspired and efficient practices in the residential green building movement. These leaders showcase what it means to create a home that balances aesthetic appeal with real human and environmental needs.”
The recipients include multi-family, single-family and affordable housing projects and companies who utilized innovative and effective sustainability methods in residential spaces in 2017.

Grace Bay Resorts Launches Rock House Residential Resorts in Turks and Caicos

Grace Bay Resorts developer Mark Durliat introduces his new vision for luxury island living in Turks and Caicos with the launch of Rock House, a residential resort tucked into the rugged, untouched limestone cliffs of Providenciales’ north shore, the first of its kind. The first phase of Rock House is slated to be finished in 2020, with a second phase of homes to follow.

Rock House is designed to emulate a seaside town found in the South of France, Capri or elsewhere on the Mediterranean coast. 41 studio suites are on the property, with one and two-bedroom cottages ranging from 631 to 1,907 square feet and priced from $600,000 to $1.625 million. Four additional four and five-bedroom single-family estates at the hillside resort will be offered for sale in the second phase.

“We are re-imaging what it means to escape to the islands, and buyers are responding. Fifty percent of the homes have already been sold,” said Mark Durliat, CEO and co-founder of Grace Bay Resorts. “With an exclusive location in the upscale residential neighborhood of International Drive, Rock House will deliver an elegant property with timeless appeal that cannot be found in a traditional oceanfront condominium.

The free-standing one- and two-bedroom cottages will include private pools and outdoor terraces, bathrooms with outdoor private shower gardens, 13-foot vaulted ceilings and floor-to-ceiling glass windows and doors to maximize the views of the island’s turquoise waters. Envisioned by Architectural Digest’s AD100 interior designer Shawn Henderson, each residence’s interiors will feature an eclectic mix of contemporary and traditional design with Scandinavian and custom-made furnishings, porcelain and terrazzo flooring, oversized soaking tubs and Waterworks fixtures in their kitchens and bathrooms.
Rock House’s signature restaurant will offer dazzling 180-degree views of the archipelago’s barrier reef and Atlantic Ocean. A spa and fitness center, tennis courts and jogging trails will enhance the sense of well-being for residents of Rock House.
One of eight inhabited islands out of the 40 Turks and Caicos Islands, Providenciales is world-renowned for its pristine, white-sand beaches and turquoise waters. It has become one of the most sought-after destinations for luxury second-home owners. Selected as one of the World’s Best Islands by TripAdvisor, the destination features diving and snorkeling in the island’s miles of spectacular coral reefs; water sports including world-renowned kite surfing, horseback riding, golfing, and notable sites including the world’s only conch farm and relics from the island’s plantation history.

Going Global: Caribbean Destination Reopens

Starwood Capital Group Caribbean destination frequented by visitors from around the world is back after facing Hurricane Irma last fall. Four Seasons Resort & Residences Anguilla, designed by Kelly Wearstler, has a total 132 residences.

“Our beachfront villas are really spectacular,” said Nick Cassini, senior vice president of marketing of IMI Worldwide Properties — a leading luxury resort marketing and sales firm and the exclusive worldwide marketer and seller for Four Seasons Private Residences Anguilla. “It’s a setting unlike anything else.”

There are 33 world-class beaches and 30 restaurants located throughout the island. Other amenities included are three tennis courts, a full-size NBA basketball court, gym, spa and three swimming pools.

Texas Island welcomes back tourists for busy summer season

Since Hurricane Harvey struck in August, Port Aransas has reopened 2,000 vacation homes, hotels and restaurants and continues to implement major upgrades to its beach towns.

The 18 mile seaside community of Port Aransas on Mustang Island is welcoming back throngs of tourists for what’s expected to be a busy summer season. The island’s beaches are in great shape, while its hotels, restaurants and vacation communities continue to reopen with major upgrades, expansions and improvements since Hurricane Harvey struck the Texas island in August 2017. Known as Texas’s fishing capital, Port Aransas is welcoming anglers back to its channels, back bays and public piers starting this summer to catch their favorite species. While fishing tournaments take place throughout the season, the two biggest include the 25th Annual Fishing Break Tournament from June 22 to 23, and the 83rd Deep Sea Roundup, claimed to be the oldest of its kind on the Gulf Coast, from July 12 to 15. The destination’s Hampton Inn is expected to reopen by August 2018 with the Holiday Inn opening this fall. 

Upcoming developments from Cinnamon Shore, Palmilla Beach, Sunflower Beach and other tourism partners call to double the number of accommodations to 8,000 and reach 10 million visitors in the next five years.

Cinnamon Shore, an upscale master-planned beachfront, family- and pedestrian-friendly community, features 200 single family beach homes and 85 Town Center residences with poolside restaurants and retail space opening this summer. 2,100-2,400 square feet penthouses are priced from $790,000 and come with private elevators. Town Center retail spaces feature a market, bottle shop, coal-fire pizza restaurant with outdoor seating and a candy and ice cream store. Cinnamon Shore homes range from $500,000 up to $4 million. Lots are priced from $150,000 to $1.4 million. Cinnamon Shore’s owner, Sea Oats Group, is also investing $1.3 billion in new vacation homes on a 300-acre expansion.

 

Palmilla Beach Resort & Golf Club incorporates the relaxed personality of a beach town with the beauty and elegance of a luxury resort. This Mark Schnell-designed, master planned community is reminiscent of Florida’s highly acclaimed Rosemary Beach – where meticulously planned streetscapes epitomize walkable urbanism, invite connectivity and friendly interaction.  New luxury two-bedroom seaside condos opened over Memorial Day weekend starting in the $500,000 price range and featuring open living areas, covered garages and large covered balconies. One-bedroom condos can range from $395,000. Palmilla Beach homesites start in the $200,000’s and go up to $1.4 million. Single-family homes can range from 1,800 square feet to 6,000 square feet and range in price from the $700,000’s to up to $4 million for the larger-sized home option, GlobeSt.com learns.  Palmilla Beach plans to open a mixed-use development that could include a fitness facility, gelataria and a coffee shop.

Sunflower Beach Resort & Residences, nestled among 50 acres of protected dune preserves, features 21 single level poolside condos and is developing 25 new ultra-luxury one- and two-bedroom beach cabins priced from $382,000 to $499,000 in a new community called The Camp. The planned mix of custom-built homes, luxury beach cabins and modern condos are complemented by a central beach club, direct beach access and a short walk to downtown Port Aransas.In other developments, a major 2,000-person conference center is being planned, as well as a large sports complex and amphitheater. Port Aransas will also be the site of this year’s Texas qualifying events for the 2018 World Food Championships, from October 3 to 6.

Build It and They Will Move

Strength in the home sales market in southwest florida is due to community amenity programs, higher interest rates and long-term buyers.

Our selling season is officially over in Southwest Florida. The beaches are quieter, locals are able to get a tee time, I can finally get a restaurant reservation again and builders are tallying their sales. Most builders we’ve spoken with recently report moderate to strong sales with increasing interest from Northeast buyers seeking tax shelter. Fort Myers has regained strength by diversifying product offerings, and we will likely upgrade the market to Normal next month.
Other takeaways from our field research include:

  • It’s not just the active adult communities that are performing well. It’s no secret that Southwest Florida is a retiree haven, but we have observed increased demand from family buyers. Community amenity programs that offer something for everyone are performing the strongest. A tot lot might be on one side of the community pool, while a bocce court is on the other, and all residents enjoy the extensive walking trails. Several new neighborhoods have opened with families in mind that offer low HOA fees, private yards, and good schools.
  • Interest rates may be positively influencing sales. Local families and retirees alike are selling their homes and buying new before rates increase. Sales agents note increased interest from locals, and many communities priced in the $200s to $400s report double-digit monthly sales.
  • Lennar’s acquisition of WCI and CalAtlantic is putting pressure on new home prices. Lennar’s Everything’s Included program and introduction of lower-priced product in acquired communities is attracting buyers. New home price appreciation has declined the past two years in Fort Myers and Naples as builders struggle to meet the affordability challenges by offering smaller product, larger incentives, or both.
  • Residents are staying. The traditional snowbird lifestyle is becoming less popular, as the quality of life and tax benefits of Florida residency are extremely beneficial, particularly with buyers from the Northeast, California, and Illinois. Population growth in Fort Myers and Naples remains strong at 2.7% and 2.0%, respectively, during the last 12 months. Fort Myers added an additional 19,800 residents, and Naples increased 7,300 residents in the last year.
  • The new retiree is younger and may still be working. We see increasing preferences for single-family homes as buyers plan to live in Florida full-time and require extra square footage as well as a garage and dedicated office space. Single-family permits have increased in both markets, including a whopping 20% year over year in Fort Myers.

Looking ahead, we expect continued strength in all Florida housing markets due to demographic trends and a favorable tax policy. We are watching the slow employment growth in Fort Myers and Naples, although employment numbers do not capture the large amount of self-employed residents who choose to live in Southwest Florida. The BORN Awards Launch in U.S. for Design-Led Lifestyles

2018 Winners in Six Categories Announced at Private Dinner at Beverly Hills Home

Founded in Europe in 2010 by Jean-Christophe Chopin (architect of E-Trade Europe), the BORN Awards, which celebrate creative achievements across multiple categories of the design-led lifestyle, landed on American shores. The BORNS are the first U.S.-based regional competition recognizing work that strives to enhance people’s lives through aesthetics and functionality. All of the winners, both emerging and established men and women, invented something beautiful and carried their visions to society.
Operating in six countries, the BORN Awards are the premier platform for honoring and empowering artists while providing exposure to some of the world’s most influential retailers, brands and industry professionals.
