90 Morton, West Village’s latest condominium conversion, boasts four levels of terraces designed by concept architect, Asaf Gottesman. While New York City codes require buildings to recede as they rise in “wedding-cake” fashion, Gottesman broke free of this constraint by cantilevering terraces over the setbacks, increasing external terraces, ample natural light and privacy for residents.

Circa Central Park, an Upper Manhattan residential development, boasts residence 8A, a three-bedroom unit with 1,968 square feet of space and an expansive private terrace that overlooks Frederick Douglass Boulevard and the neighboring Central Park. Designed by FXCollaborative, the team kept in mind the iconic traffic circle and ensured the terrace echoed the gradual curvature of Frederick Douglass Circle.
Designed by Hill West Architects, Seaport Residences, the 60-story luxury condominium in Manhattan’s Seaport District, features terraces that spiral up the building in a helix-like movement, illuminating the skyline with long baguettes of lights wrapping its crown like a modern residential lighthouse.

Chileno Bay Introduces Second Phase of Residential Units

The new residential villas will feature an open concept with floor-to-ceiling windows and doors that open to ample private terraces.

Chileno Bay Resort & Residences, Los Cabos’ premier beachfront resort and residential villa community, will expand its real estate offerings with the fall 2018 unveiling of 28 new beach-front villas, 12 new hotel rooms and suites and a variety of social and culinary amenities for owners and guests.

Since opening in January 2017, Chileno Bay Resort & Residences has seen strong sales numbers and high occupancy at the award-winning Auberge property.

A sprawling 22-acres above one of Cabo’s coveted year-round swimmable beaches and part of the prestigious 1,200-acre resort community of Chileno Bay, the resort is comprised of a private beach club and a three-tiered infinite swimming pool with an oceanfront hot tub and fire pits.

With simple, direct forms, the villas are clean, light and airy. The new homes feature an open concept with floor-to-ceiling windows and doors that open to ample private terraces. Ground-floor villas all have private, in-ground pools and spas, while upper-level villas have Jacuzzis on the spacious, open-air balconies. All residential villas are equipped with indoor-outdoor gourmet kitchens with Wolf and Sub-Zero appliances, immaculate finishes and fixtures and distinct artisanal furnishings and artwork.

The developers are also introducing new community amenities that appeal to the whole family — specifically, more opportunities for young adults to meet peers and simply have fun. The result is the new Young Adult’s Club, a casual space for gathering with a recording studio, gaming center, onsite photography coordinator and mocktail bar. Other new enhancements around property will include a coffee shop and an additional dining venue.

Brandywine Homes to Build New Townhomes in California

Brandywine Homes has acquired 1.52 acres in Baldwin Park, California and plans to build Palmera, a community offering 23 three-story townhomes. Brandywine plans to open the property for sale in November 2018. Brandywine Homes is a residential home-builder based in Irvine, California that is family-owned and operated since 1994. The company has built or developed almost 60 small- and mid-sized infill communities totaling $1.1 billion in revenues. “Families in the San Gabriel Valley are hungry for new homes, and these open, naturally lit townhouses will not disappoint,” says Dave Barisic, principal in charge of sales and marketing for Brandywine Homes, a pioneer of infill development in Southern California. “Whether they’re enjoying the fresh breezes from their private balcony or relaxing in their tranquil den, they’ll immediately feel at home in this inviting community.” The spacious, contemporary two- and three-bedroom, two-and-a-half and three-and-a-half bath townhomes will range from approximately 1,242 to 1,737 square feet. These townhomes will include large kitchens with islands and stainless steel appliances, private balconies and decks, dens and inspired master suites with generous walk-in closets, hand-selected upscale finishes, dual sinks and separate enclosed showers (in select plans). Palmera will also include two barbecue areas with seating. Located at 14799 W. Badillo Street in Baldwin Park, Palmera will offer convenient access to the I-605 and the I-10 as well as the MetroLink. The community is close to Baldwin Park Aquatics Center, Azusa Pacific University and California State University, Los Angeles. The area offers many opportunities for youth athletes, and also offers excellent hiking trails in nearby Whittier.

Prestigious French Bath Manufacturer debuts new bath collection

Merging classic and modern stylings, the collection displays timeless design suffused with French elegance.

, the leading French atelier in faucets and bath accessories whose collaborations with prestigious brands include Lalique, Baccarat and Christofle, announced its latest collection — Les Ondes, which is French for “waves” — at the 2018 Architectural Digest Design Show.

Les Ondes is the first product collaboration between THG Paris and the internationally recognized interior design duo of Patrick Gilles and Dorothée Boissier, but not the first partnership. Gilles & Boissier has designed and outfitted several projects with THG Paris products, including the Baccarat Hotel property.
Gilles & Boissier revisited the styling of a Baccarat crystal lamp they designed for the Baccarat Hotel in New York for the new THG Paris bath collection, with the fixture’s faceted crystal sides recalling the transparency of water.
“We are privileged to have Patrick and Dorothée translate their signature stylings into an exclusive bath collection for our brand,” says Pedro Uranga, the North American director of THG Paris.

 
Merging classic and modern stylings, the Gilles & Boissier collection displays timeless design suffused with French elegance. The collection draws inspiration from the transparency of water, and on top of the faucet’s 10-sided faceted base sits a trident-shaped brace reminiscent of Neptune, a Roman sea deity.
The collection is available with cross or lever handles, and like all THG Paris products, is offered in various configurations for basins, matching bathtub and shower systems and a range of matching accessories. THG Paris offers a variety of finishes to complement each design, including but not limited to chrome, nickel and soft gold.
In addition to the collection’s debut at the AD Design Show, the new collection will display in THG Paris’ design center in the Decoration & Design Building in New York.

Expert Q&A — Designing the Atlanta BeltLine

The Atlanta BeltLine is one of the most comprehensive urban design efforts in the current era and is transformative for Atlanta, a city known for poor land use practices over the past quarter century. The BeltLine will ultimately connect 45 in-town neighborhoods through 11 nodes within a 22-mile loop of multi-use trails, light rail transit, and parks – all based on abandoned railroad corridors that encircle Atlanta. With regard to urban design and landscape architecture, a key individual who has guided the BeltlIne’s unfolding is its Principal Landscape Architect, Kevin Burke, ASLA. In a conversation between Burke and Thomas Schurch, Urban Design PPN Co-Chair and Professor of Landscape Architecture & Urban Design at Clemson University, Burke shares his experiences and insights concerning this remarkable achievement. Below are several sections from the interview:

How significant is the Atlanta BeltLine as an exercise in urban design and the landscape architect’s role in that regard?

The term “transformative” best describes the long-term outcomes. The Eastside Trail is indicative as close to 2 million people use this two-mile section annually and upon completion a significant number are expected to use the 1.5 mile extension to the south. Now that kids can ride their bikes the two miles without traffic conflicts, quite a few students use the trail to get to school. A 2 million square-foot building that was sitting unused was subsequently purchased by Jamestown Properties which invested over $300 million renovating the structure into food courts, commercial/office space, and residential, now the Ponce City Market. The 17-acre park also has seen over 2,400 new housing units that did not exist before 2008. $50 million in public and private funds were used to purchase/design/construct the park and, at the moment, the return on investment (ROI) from all the construction is above 10 and rising.

By definition is The BeltLine a “greenbelt?” If not, what would you call it?

While there are aspects of the project that would be understood as consistent with a greenbelt, it is so much more. The Atlanta BeltLine is a $4.8 billion multi-modal transportation project that promotes historic preservation, affordable housing, job creation, along with 33 miles of multi-use trails, and 1,300 acres of new or renovated public open space. It is a project that alters people’s perception of optional ways to get around the city, to socialize, recreate, and the various changes that will accrue from those opportunities.

In this more recent image, the plant material has established to the point of better defining the various spaces around the basin. In the background is one of the seven new apartment complexes near the park. 

Regarding sustainability and resilience – green infrastructure, habitat, carbon sequestration, greenhouse gas emissions – how “green” is The BeltLine?

We have a very robust community engagement process that reaches out to neighborhood groups, Neighborhood Planning Units (NPUs generally encompass several adjacent communities), churches, businesses, and others. We are preparing to meet with the Enota Park neighborhood in SW Atlanta to initiate design by reviewing the master plan completed 10 years ago to deciding what elements are still acceptable. We’ll return with two conceptual designs for further input and then with the design development drawings for the selected option. … Our CEO has coffee with smaller groups to listen to their concerns and discuss various aspects of the project. Of course, he also reached out to business and government to keep them informed and to gather support. Finally, we have a large social media presence across multiple platforms that keeps people informed about scheduling of events and meetings.

This is a huge project that involves many diverse communities. What have been some of the best methods for community outreach at the ground level?

H4WP and D.H. Stanton Park opened in 2011-2012, and based on Department of Parks and Recreation statements that electricity is the primary hard cost in each park, we installed 23 and 33.5 Kw photovoltaic systems, respectively, to offset power costs in the two parks. The two systems were designed to offset 40 to 45 percent and 100 percent, respectively, of the costs in each park. In H4WP, we also integrated the photovoltaic system into a shade structure adjacent to a multi-use field. We [also] plant 700 to 800 trees per year as replacements for trees removed during construction phases.

The $350 million Ponce City Market renovation in the background and the construction of Historic Fourth Ward Park support the nearby apartment building occupancy of over 90% on a consistent basis. 

What would you like to add regarding The Beltline?

I think it is important to note that Atlanta BeltLine is now requiring that all parks designed for us will include SITES Silver or Gold certifications. We are the first public agency in the southeast to require utilization of SITES. Enota Park will be the first park under the new standard. … Lastly, I think in this day and age, we focus too often on the here and now. What Atlanta BeltLine seeks to do is, at its core, create a legacy project that will serve the residents and visitors to Atlanta for the coming decades and beyond. It is critical that we as landscape architects not lose track of that timeframe in all the decisions we make and what urban design in landscape architecture can offer.

Real Estate Company to be Acquired by Sumitomo Forestry America, Inc.

Crescent Communities’ acquired businesses will remain headquartered in Charlotte, North Carolina, under its existing management team.

Crescent Communities, LLC, a residential and commercial real estate company, and Sumitomo Forestry America, Inc., a comprehensive housing and wood products corporation and a wholly-owned subsidiary of Sumitomo Forestry Co., Ltd., announced the signing of a definitive agreement under which Crescent Communities’ three key businesses will be acquired by Sumitomo. The transaction is expected to close by the end of June.
“We are excited to partner with Sumitomo as their investment will continue Crescent Communities’ growth strategy and enhance our capital structure,” says Todd Mansfield, the chief executive officer of Crescent Communities. “This acquisition is evidence of Sumitomo’s favorable view of our multi-product platform and geographic footprint in high growth markets. Sumitomo Forestry America, Inc. will acquire Crescent Communities’ multifamily, single family and commercial and mixed use businesses. Crescent Communities’ multifamily business, operating under the “NOVEL by Crescent Communities” brand, includes 20 communities in development and/or operations, totaling approximately 6,400 units. The company’s Fielding Homes single family home building business includes over 1,700 single family lots across 6 communities in Charlotte and Raleigh-Durham, North Carolina.
The commercial and mixed use business development portfolio includes nearly 1.5 million square feet of assets, including the recently announced 742,000 square foot Ally Charlotte Center project in Charlotte, North Carolina. In addition, Sumitomo Forestry America, Inc. is also acquiring Crescent Communities’ development pipeline of nearly $2 billion of real estate projects, including 5,500 multifamily units, 2,200 single family units and 2.5 million square feet of office and industrial assets.

The Works of the Late Will Alsop

British architect Will Alsop recently passed away at the age of 70, leaving behind a legacy that encapsulated a variety of architectural styles throughout Britain and Canada. According to his studio’s website, all Design, Alsop’s core values were innovation, expression and originality with an emphasis on enjoyment, to ultimately “make life better” by designing individual buildings or spaces that embrace broader principles of urbanism and city development. To further this philosophy, he often used painting, writing and “playing” to further an understanding of design.
In cities like Toronto, London, and Hamburg, many projects completed by Alsop can be defined through colorful and striking details that both stood out and completed the surrounding community. Below we’ve listed several of his projects that emphasized his values.

North Greenwich, Finch West and Pioneer Village Stations
Alsop partnered with John Lyall and Jan Störmer in 1999 to complete the North Greenwich station of the London Underground. This station boasts a tiled interior with striking cobalt-blue columns, inspired by the design of Mass Transit Railway stations in Hong Kong.
The architect also had a hand in several stations “across the pond” in Toronto, Canada. While the Pioneer Village station features irregularly-shaped chandeliers and a dramatic outdoor canopy, the Finch West station is, by contrast, “a happy assemblage of brightly coloured glass panels,” according to Simon Lewsen of Azure Magazine.

Sharp Centre for Design, OCAD University, Toronto
Alsop’s design for OCAD University’s Sharp Centre features a large checkerboard slab centered above a school building atop tilted, multi-colored pillars. The $42.5 million expansion and redevelopment received numerous awards, including the first Royal Institute of British Architects Worldwide Award, the award of excellence in the “Building in Context” category at the Toronto Architecture and Urban Design Awards, and further redefined the university and the surrounding neighborhood.

Peckham Library, London
Opening in 2000, the Peckham Library in south-east London features pre-patinated copper and is shaped like an upside-down capital L. The top section of the structure, an elevated reading room expertly set above the noise of the street, is supported by slender steel pillars set at different angles. Winning the Stirling Prize for Architecture that year, Peckham Library was the project that heralded Alsop as an iconic architect.

We’re seeing lots of diversity in each watches’ strap, from fabric and leather to metallic materials, that can be multi-colored or two-toned. Companies are changing up the size and appearance of watch bands, making them skinnier or into a multi-wrap strap.
Multiple brands are downsizing to smaller cases for women’s watches, as well as testing out different shapes to see what women desire in the luxury market. From squares to rectangles, these watch companies are shaking up the industry and diversifying their product lines.
Whether you decide to opt for a more fun strap or play with the case size and shape of your watch, definitely be BOLD about what color you go for! While some watch bracelets remain a classic gold or silver, we’re also seeing lots of colored-bands.
