Totaling $102 million in sales, the first new residential community on Lake Tahoe in 30 years nears Phase 1 sell out pre-construction — setting a record-breaking sales pace for Lake Tahoe real estate projects.

During the first 15 months of pre-construction sales, 41 of 46 Phase 1 residences at Tahoe Beach Club, a new private residential community on the southeastern shore of Lake Tahoe, were sold. The record-breaking sale was announced by MI Worldwide Properties, a leading luxury real estate marketing and sales firm.

A scarcity of new construction along the Lake has fueled high demand for the initial release of residences as the residential community presents a singular opportunity to own a home with direct private access to one of America’s most iconic landmarks.

Awakening the coast of Hawaii’s oldest island, Kaua’i, is the brand-new Timbers Kaua’i — Ocean Club & Residences at Hokuala, a 450-acre slice of paradise offering an 18-hole ocean course, 47 luxury residences and soon-to-be-completed clubhouse, dining and retail spots.

“On one of the most coveted sites in all of Hawaii, Hokuala is a natural oceanfront amphitheater at the entrance to the tranquil waters of Kalapaki Beach along the Pacific,” says Gary Moore, managing director of Timbers Kaua’i.

Due to its proximity to the cliff-sides, Timbers Kaua’i has been deemed the “last-of-its-kind” as construction regulations require new properties be at least 500 feet away from escarpments. “Timbers Kaua’i was grandfathered in due to the timing of its approval process…. Moana Residence, located within the first luxury development to come to Kona Coast in more than a decade, has sold for a record $16.5 million.

The record-breaking sale of Moana Residence, announced by Kohanaiki, caps off more than $120 million in sales for 2017. 

Situated within the 450-acre private club community of Kohanaiki, the Moana Residence offers members access to Kohanaiki’s spectacular Clubhouse, complete with a restaurant and bar, a pro shop, exercise pavilions, world-class spa facilities, a four-lane bowling alley, movie theater, poker room, wine and cigar member lockers, private dining rooms, recreation room, wine and beer tasting rooms and member locker rooms. A special founders release will be offered for sale in January under a priority reservation program. Prices are expected to start in the mid-$3 millions.

Dedicated to creating a way of life that is healthy, sustainable and fun, Las Catalinas will undergo an expansion and innovation in 2018.

Ensuring 2018 will be a remarkable year for this new seaside town, the expansion will welcome 100 more residences by the end of 2018 in addition to the 46 residences already complete.

Montage Residences Kapalua Bay, one of the newest projects in Maui and home to 82 luxury residences, has shattered multiple records with a recent sale.

Set on an iconic piece of land within the community of Kapalua Resort, Montage Residences Kapalua Bay has recently sold a stunning oceanfront residence for a record price.

Residence 1505, which was on the market for less than 30 days, sold for $6.475 million ($2,321.62 per square foot). The sale marked the highest price-per-square-foot sale of any condo sold in Kapalua. Prior to this record-breaking sale, Montage broke a record last summer in Kapalua with a condo sale of $8.65 million ($2,133 per square foot).
 

The sale of residence 1505 also marked the highest price of any three-bedroom in Kapalua and the highest sale price for any sized condo in all of Maui in the year 2017.
