Some of the world’s finest hotels have accepted hundreds of thousands of new guests: honeybees that reflect a commitment to sustainability.

In an era when chefs and consumers are obsessed with conscientious sourcing and sustainability, restaurants are turning to local artisanal producers of cheeses, vegetables and meats. For a natural, sustainable sweetener that cannot get more local, luxury hotels around the world are converting rooftops into honeybee farms, a movement embraced by environmentalists and hotel guests alike.

Author Leslie Day, a naturalist who is passionate about her native New York, has spent a career documenting the city’s birds and trees. Her 2018 book Honeybee Hotel chronicles the rooftop garden and beekeeping operation at Midtown Manhattan’s Waldorf Astoria hotel. The book is a loving celebration of the iconic hotel, now undergoing a $2 billion renovation, and the natural world that doggedly prevails in the Big Apple.

Dr. Day — she holds a doctorate in science education from Columbia — was inspired by the Art Deco property’s conversion of its 20th floor rooftop into a bountiful garden and honeybee farm in 2012. The transformation not only enhanced the hotel’s culinary offerings, but brought together a community of humans to care for colonies totaling approximately 300,000 apis mellifera honeybees. Pleased to see other hotels emulating the Waldorf Astoria’s efforts, Day suggests, “This is a strong statement that a hotel cares about the environment and cares about the ingredients they serve their guests.”

Day reports bees thrive in urban settings and notes even Manhattan is surprisingly hospitable to bees. “Before the chefs and staff put in the garden, the bees would fly to Central Park — about a beeline of a mile away from the Waldorf Astoria — to forage on flowering plants,” reports Day. “The city offers a veritable feast for pollinating animals,” she insists. A strong proponent of urban beekeeping, Day observes, “City beekeepers develop a relationship with these amazing little animals and help them stay healthy by monitoring the hive throughout the year.” She says of the challenging hobby, “It’s a relationship that brings you close to the natural world, even in an urban environment.”

David Garcelon, the chef Leslie Day features in Honeybee Hotel, arrived at the Waldorf Astoria after previously nurturing bees at the Fairmont Royal York in Toronto. His beekeeping at the Royal York, starting in 2008, was the genesis of a worldwide “Bee Sustainable” program adopted by more than 20 properties in the Fairmont Hotels & Resorts organization. Now hotel manager at Fairmont Banff Springs, Garcelon is attempting to overcome a restriction of introducing honeybees, a non-native species, into Canada’s Banff National Park.

“It’s not often you’re able to do something groundbreaking in a hotel over 100 years old,” recounts Garcelon of his bee program at the Waldorf Astoria. “There was a great deal of excitement when we added the hives, a lot of ‘buzz’ in the media as well,” he says. “However, the most rewarding aspect for me was seeing the look on guests’ faces when we told them we produced our own honey in Midtown Manhattan, then being able to take them to see the hives,” explains Garcelon, who appreciates any ingredient that has a story to tell.

Thanks in part to Fairmont’s aggressive program, the practice of hotels caring for honeybees is not confined to North America. In London, 350,000 bees reside on a third-floor garden at St. Ermin’s Hotel and in Paris, the very chic Mandarin Oriental — it is located on the fashion-forward Rue Saint-Honoré in the 1st arrondissement — has been honeybee-friendly since 2012. The honey produced by those Parisian bees is used in the hotel’s various restaurants and bars, including the Michelin two-starred Sur Mesure under the direction of chef Thierry Marx.

The Mandarin Oriental’s legendary beekeeper, Audric de Campeau (pictured with his companion on the rooftop of the hotel on page 26), has also introduced beehives to iconic Parisian monuments like Les Invalides and Musée d’Orsay. “Bees are an important part of the pollination cycle and often thrive in urban environments such as Paris, which has been a pesticide-free zone for the past ten years,” explains Mandarin Oriental’s general manager Philippe Leboeuf. To help restore the decreasing honeybee population and to contribute to biodiversity, the hotel maintains two rooftop hives hosting 100,000 Buckfast honeybees, a breed that adapts well to city life.

“Due to the specificity and the diversity of Parisian flowers, the Mandarin Oriental honey has a unique flavor, rich and complex,” reports de Campeau, describing it like a master sommelier. “It has a powerful and persistent scent of red fruits, and tastes wonderfully round in the mouth, with a bright, fresh finish,” he assesses. In addition to chef Marx and pastry chef Adrien Bozzolo, bartenders use the house honey in a cocktail of Champagne, yuzu liqueur and jasmine tea.

  Most people outside the state are unaware of it, but Utah is known as the “Beehive State,” and the Waldorf Astoria Park City continues the practices of its flagship property in New York. Master beekeeper Debrah Carroll, who also serves as kitchen manager at the hotel’s Powder restaurant, maintains approximately 60,000 honeybees adjoining the onsite herb garden. Looking to become more sustainable in its food practices, the Waldorf Astoria initiated the program in 2014, complementing its emphasis on utilizing local ingredients. “The local sourcing is plentiful in our mountains, but we also wanted to have something, literally, from our own backyard,” explains Carroll, who concedes Utah’s dry climate presents challenges for beekeeping.

Carroll reports guests respond well to the uber-local honey, particularly when presented in the honeycomb. “The Waldorf Astoria honey has a wonderful wildflower flavor that works in various dishes and cocktails,” says the master beekeeper, citing seasonal fruit plates, salad dressings, candied pecans, and cheese or charcuterie boards, as well as a signature cocktail called the Astoria Tonic. VIP guests are treated to tours of the hives and garden, dressed in protective gear.

Dedicated to educating people on the virtues of beekeeping, Carroll reveals some extraordinary facts about honeybees that engender a greater appreciation for the house-made honey hotel guests drizzle into their tea. For instance, it takes 12 honeybees an entire lifetime (which is typically six to seven weeks) to generate a single teaspoon of honey, and in order to create a pound of honey, a hive of bees must travel 55,000 miles.

One might not expect 4,200 acres in the foothills of the Great Smoky Mountains to be a magnet for sophisticated epicureans, but Tennessee’s Blackberry Farm most certainly is. Almost everything that arrives on the dining table is produced on the premises, and that includes honey overseen by farmstead manager and beekeeper Dustin Busby, whose resume includes celebrated restaurants The Fat Duck and The French Laundry. He manages at least seven hives of European honeybees with access to tulip poplar, wildflowers and sourwood.

Most prized is the honey from sourwood tree blossoms, known for its sweet and spicy qualities, a hint of anise and agreeable aftertaste. Busby explains that factors such as time of harvest, weather conditions and even the specific portion of the hive from which the honey is extracted can influence taste. He is constantly developing new recipes for using the honey in the resort’s preserve kitchen and recently created a blueberry-elderflower jam using the house-made honey in place of sugar.

“Seeing the hives and talking about our bees are part of our garden and farmstead tours,” reports Busby. He adds, “More involved tours of the bees, including suiting up and looking at the hives or even collecting honey, are conducted from time to time on special request from guests.” Blackberry Farm honey is one of the many artisanal food products sold directly to hotel guests.

Honey produced at Ojai Valley Inn reflects the flavors of lavender, avocado, and citrus. 

The Ojai Valley Inn is just 80 miles from downtown Los Angeles, but feels like another world. From its 220 acres in an idyllic coastal valley, guests enjoy access to the ocean and vineyards, as well as championship golf on site. The Farmhouse — this is a culinary event center directed by acclaimed chef Nancy Silverton — reflects the Inn’s commitment to food and wine. Guests who tour the retreat’s apiary in protective suits enjoy tastings of different honeys whose flavor profiles result from pollination of local plants like avocado, lavender and citrus.

“We’re extremely proud of our beekeeping program at Ojai Valley Inn, not only because it provides us with an amazing estate-curated product that we can offer our guests, but also because we believe strongly in good stewardship of the natural resources of the Ojai Valley,” reports executive chef Truman Jones. Emphasizing the positive ecological impacts yielded through the care of those prolific pollinators, he adds, “It gives us a huge return on our efforts by propagating the flowers and various fruits of the Inn and the entire Valley.”

In San Francisco, nearly a dozen hotels maintain rooftop beehives, including the Clift Royal Sonesta, which uses honey from its “Bee Sanctuary” in craft cocktails at its legendary Redwood Room. The Broadmoor in Colorado Springs, ranked among the world’s finest resorts, has also developed a strong apiculture program and Philadelphia’s Sofitel at Rittenhouse Square accommodates 480,000 honeybees on its rooftop garden, showcased in dishes at the hotel’s Liberté Lounge.

The beekeeping operations at these luxury hotels are an offshoot of an urban beekeeping movement that has become trendy in the last 20 years. The tasting notes of backyard honeys, sometimes sold at farmers markets and gourmet shops, mirror the flora of an area, even a specific neighborhood, much like a wine reflects its vineyard’s own terroir.

In addition to mesmerizing guests, keeping bees at hotels helps alleviate a crisis-level decline in the honeybee population that threatens entire ecosystems and adversely impacts food production for a hungry world. Master beekeeper Debrah Carroll reports that 80 percent of all flowering plants must be pollinated to survive, and that more than a third of the world’s food supply is dependent on pollination by insects like honeybees.

Addressing her nostalgic Waldorf Astoria, scheduled to reopen in 2022, naturalist Leslie Day comments, “I’m very hopeful the new management will read my book and bring the bees back.”

Mahogany Bay Village is a fresh and energized take on the conventional resort community. Dream Hotel Group
In January, the Dream Hotel Group announced the development of two new hotels in Belize: Unscripted Belize and Dream Belize. The first of the two Belize openings for the group, Unscripted Belize, will debut in late 2018 with 24 beachfront cabana accommodations that will be steps away from the Caribbean Sea. With an open-air concept, the property will also feature an outdoor restaurant and bar, an expansive pool area and two private boats for snorkeling and scuba diving.
In 2020, Dream Belize will feature 100 guestrooms and suites, 120 hotel condominiums and 40 branded residential home sites. The design of Lux* Grand Gaube incorporates elements of nature with its sea views, airy verandas and sundecks.

Kelly Hoppen, a designer, entrepreneur, author, educator and Member of the Order of the British Empire, has designed the interior of LUX* Grand Gaube, a major hotel owned by LUX* Resorts & Hotels. LUX* Grand Gaube is based in Mauritius, an island nation located in East Africa, that is known for its beaches, lagoons and reefs.
Reminded of her experiences in Africa as a child, Hoppen was blown away by the hotel’s location, light, smell and foliage. Hoppen wanted to provide an experience through her design for LUX* Grand Gaube and create something new for the brand.
“An experience is the strongest feeling to have and if I can create something special and have an amazing company like LUX* implement the service with my design then that’s when magic happens,” Hoppen said. “Both my brand and LUX* have a great understanding of what timeless luxury is and therefore the collaboration is a naturally evolving journey.”

Hoppen’s design allows guests to feel at home and transports them to an extraordinary world which stays true to the architect Jean-Francois Adam’s vision of contemporary yet timeless Indian Ocean living.
As an avid traveller, Hoppen appreciates the importance of comfort and ease of a hotel, and when designing, puts herself in the guests’ shoes. For Hoppen, every single detail is extremely important. From the bedroom decor, to the restaurant, to the walk from the hotel to the beach, to having a sip of morning coffee — every aspect and angle had to be taken into consideration when designing this hotel.
For the hotel’s interior, Hoppen used her signature neutral pallet to create layers of contrast, both in color and texture. Hoppen complemented these neutrals with splashes of color for the interior spaces. Her design evokes a certain calmness throughout the resort and provides LUX* Grand Gaube with an essence of pure tranquility.

Inspired by the stunning natural landscape, Hoppen felt it was paramount to incorporate elements of nature in the interior spaces. All rooms, suites and villas open out to stunning sea views and airy verandas. Some rooms offer outdoor baths or sundecks edged by the resort’s private cove. Hoppen has enhanced the spindrift-white bedrooms with unexpected details such as succulents in ceramic pots. Accents such as handwoven African baskets, wicker tables and smooth neutral floors ensure all bedrooms provide the utmost comfort. The geometric encaustic tiles add graphic-design personality to the ensuites, and many bathrooms feature reclaimed bespoke Victorian bathtubs.
LUX* Grand Gaube provides its guests with a choice of six restaurants and seven bars, many of which are totally unique in style. Guests may enjoy sunshine or starlight through the glazed ceilings of the Palm Court Restaurant, while savouring dishes cooked à la minute. Technological advances and a changing business landscape mean less demand for traditional downtown office spaces. The vacant spaces are providing opportunities for high-end homes in increasingly chic locales.

Starchitects and the towers they design generate the most real estate news. But underneath attention-getting headlines, another trend, stretching across a range of prices, property types and demographics, has been unfolding.

More than disruptive technology or a growing penchant for ultra luxury, the conversion of obsolete, usually vacant office buildings into residential units — a trend Stockton Williams, executive director of the Urban Land Institute (ULI) Terwilliger Center for Housing, characterizes as “boardroom to bedroom” — is remaking cities.

Boardroom to bedroom is not a new phenomenon, and in fact some of the earliest conversions occurred in the mid-1990s. In New York, the move to revitalize Lower Manhattan involved converting 100 million square feet of vacant office space to residential. A much-publicized transformation of the Gulf and Western Building on Columbus Circle to luxury residences and a hotel was the first instance of a modern high-rise building being adapted to residential use, according to ULI.

It was also the starting gun for a development frenzy that resulted in the city’s Billionaires’ Row (West 57th Street near Central Park). In Philadelphia, a similar trend led to the redevelopment of approximately 10 percent of the city’s office space and today Center City Philadelphia is a hot market. Similar scenarios unfolded in Boston and San Francisco.

In the first 10 years of this century, downtown areas in U.S. metros with populations of 5 million or more experienced double-digit population growth, more than double the rate for the individual metro overall, according to the Census Bureau. Cities with the largest increases, according to ULI, included Chicago, Miami, Sacramento and Seattle. But ULI research also shows the office-to-residential trend even extends to cities such as Baltimore and Toledo, in which downtown populations have been on the decline.

“Office-to-residential conversions are typically seen as an unmitigated win/win situation for cities. They help attract and accommodate new residents, often in a more environmentally sustainable manner than new construction, while reducing office vacancies — and sometimes saving beloved buildings from a more radical makeover, or even the wrecking ball,” Williams concluded in an article he penned for Urban Land Magazine.

A survey of office data by CoStar Portfolio Strategy, a Washington, D.C.-based commercial real estate market intelligence firm, shows office-to-residential conversion activity happening in nearly half of the top office central business district markets in the country, with the prospect of adding a total of roughly 11,500 multifamily units to downtown inventories. “Office conversions are a huge trend we’re seeing in a lot of places you wouldn’t think of, including Kansas City, St. Louis, Milwaukee and Cleveland,” said Aron Jodka, senior manager market analysis with CoStar Portfolio Strategy.

In cities large and small, residential real estate has become a transformative element, a role formerly relegated to commercial and office properties. Old factories, offices, stores, schools and even churches are being reconfigured as residential properties and pumping new life into neighborhoods as diverse as Boston’s Seaport district or the plaza/midtown area of Kansas City.

The trend also extends to close-in, more urbanized suburbs. Several former office buildings in Alexandria, Virginia, across the Potomac from Washington, D.C., have found new life as residential properties.

For example, the former offices of the Sheet Metal Workers International Association became The Oronoco Waterfront Residences, a 60-unit LEED-certified building. Condominiums range from 1,549 square feet to just over 3,511 square feet. The U-shaped base structure allowed developer EYA to create a center courtyard, and also to maximize river views. The list of amenities is extensive.

Whether the product is condos or rentals, a huge number of amenities has become a must-have for developers. Regarding potential rental buildings, Steve McFadden, AIA, senior designer, with Chicago’s FitzGerald Associates Architects says, “As units get smaller, amenities get bigger. It’s like the amenities war. To make a building viable you have to have a lot of amenities.”

Not every old office structure is a good candidate for adaptation to residential. Chicago has seen the largest increase (46 percent) in the downtown population. Here, conversions date back to 1996, with the conversion of the Chicago Motor Club and the Singer Building into condominiums, the first non-rental housing developed inside the Loop in a century. This project also sparked 30 similar redevelopments during the two-decade administration of Mayor Richard M. Daley, according to ULI.

FitzGerald Associates Architects is credited with a number of the Windy City’s notable adaptations, including the former headquarters of Montgomery Ward, one of the first cast-in-place concrete structures in the city. The adaption in 2000 turned the Merchandise Building into 241 condominium residences at One River Place.

Like a number of recent conversions, Mercantile Place in downtown Dallas is a mixed-use development that has transformed three city blocks and become a catalyst for new growth and development in the neighborhood surrounding the Niemen Marcus flagship store. The upscale rental units, which include extensive amenities and services, introduced a higher standard of living to the area.

The development includes four different luxury apartment communities, each with a unique design focus, as well as four restaurants. Two of the buildings were former offices. One was the historic Mercantile Commerce Building, which was converted into a LEED Silver Certified, spa-themed community.

The project used tax increment financing and was part of a broader effort to bring more housing to the downtown. The units are rentals targeted to upscale young workers and empty nesters.

Having a flexible approach toward residential investments is important. In the recent 2017 edition of Emerging Trends in Real Estate published by ULI, this quality is characterized as optionality. How does optionality play out in the residential marketplace? “Developers hedge their bets by building condo quality into rentals — an option that makes sense at today’s ultra-low cap rates — knowing that market demand can shift swiftly between the two forms of product. Another multifamily option being discussed in the market is the development of projects that appeal to multiple generations — millennials and baby boomers, for example. The two groups are looking for similar amenity packages but differ on the desired size and price point of the units. Keeping your options open has never seemed to be a wiser approach,” advises ULI.

Like a number of recent conversions, Mercantile Place in downtown Dallas is a mixed-use development that has transformed three city blocks and become a catalyst for new growth and development in the neighborhood surrounding the Niemen Marcus flagship store. The upscale rental units, which include extensive amenities and services, introduced a higher standard of living to the area.

Williams sees the ability to innovate influencing the direction of future developments, such as units that can be used in multiple ways. A good example is “e-lofts,” a concept that offers highly amenitized loft-style spaces that can each be used as either an apartment, office or live/work spaces. The first e-lofts community recently opened in Alexandria in a formerly vacant 240,000-square-foot building. The open floorplans range from 650 to 1,200 square feet, and include 10-foot exposed ceilings, plank flooring, European kitchens and upscale baths. Tech amenities to each unit include filtered air and water, fiber to the unit, and business-ready electrical and data service. Overall amenities in the building include fitness, a 30,000-square-foot amenity deck, pet salon, community kitchen, multiple conference facilities, co-working spaces and a soundproof music practice facility, which is a perk in a number of new buildings today. Similar are WeLive Apartments, a co-housing concept from the co-working firm WeWork that is playing out in high-end micro apartments. The first are in New York City’s financial district and in the Crystal City neighborhood in Arlington, Virginia. Both are conversions of older office buildings.

Looking ahead, whether the trend will continue depends a great deal on demand for office space and whether fledgling businesses are willing to consider Class B space. Richard Whitney, principal at FitzGerald Associates Architects, expects renovations to continue as more new office space comes to market. “Finding a life for those existing buildings will be a challenge, and residential is a viable way to do that.”

A Case Study in Chicago

FitzGerald Associates Architects is currently working on a conversion of what was originally known at the National Life Building at 29 South LaSalle in the Loop district. Constructed in 1902, the building includes a number of historic features, but it was other aspects that made the building an excellent candidate for re-adaptation, according to architects. “The size of the floorplates was important,” says Richard Whitney, principal at FitzGerald. If the floorplates are too large, finding a use for space in the middle of the building can be a challenge. In Chicago, the building code requires a window and venting in bedrooms. “Another advantage,” shares McFadden, senior designer for the project, “was very large windows” and the spacing of columns also didn’t present a big hurdle.

Because office buildings typically didn’t allow for individual control of heating and other mechanicals, most residential adaptations call for new systems. In 1902, when the building was constructed, lateral structure design was still being developed, so new strategies for wind resistance had to be added to the building. The addition of a 14th story, which includes a pool, gym, outdoor deck and other amenities, required additional bracing to accommodate the new loads.

Although the original terra cotta facade was altered in a 1940s renovation, FitzGerald’s architects were able to retain a number of historic features and materials in the interior. The presence of historic elements lends a high degree of authenticity and a link to the history of the neighborhood. Using creative strategies to meet current codes, they were able to preserve the historic open metal stairway. New windows were chosen to match historic profile of the originals, and quite a bit of the historic trim was salvaged. The first floor contains retail spaces as well as the lobby. Part of the marble in the original lobby was lost during an earlier renovation, but half is still clad in marble. The location of the building has strong appeal to affluent millennials, a characteristic common to office readaptations.

Building in the historic district required a longer approval process, although there were some tax advantages, and ULI says many office-to-residential conversions depend on local tax abatement, state and/or federal historic tax credits and, in the case of affordable housing, federal low-income-housing tax credits.
