A star property itself, this private estate offers incredible attention to detail and elegant interiors that exude sophistication.
Patrick Fogarty of Hilton & Hyland represented the buyers, German national Ekkehart Hassels-Weiler and his new husband Omar Romero, who were eager to acquire this unique home. Fogarty says the home was on the market for less than a month and bought in under four.
Externally, the home is almost mysterious at first glance, as the long driveway affords complete privacy from the street. That mystery transitions into pure awe once the house is in full view, as Fogarty says the home’s proportions and classic design give it a grand feel that enhances with every meticulous detail. “The style is timeless rather than of the moment,” he says, adding that the overall aesthetic is tasteful yet opulent.
Built and developed by the seller, British property developers Ian and Richard Livingston, the estate greets visitors with a graceful motor court that features both trees and fountains. The front doors open to a striking grand entry with 30-foot ceilings and walls of marble, all opening up to a grand staircase and detailed floor plan. A strong yet beautiful harmony is felt in every room, from the dramatic kitchen to the tasteful master bedroom and baths. Interestingly, Fogarty notes that though “the home is grand in scale, [it] still manages to feel like a home.” Other features of this estate include a master wing, gym, theater, guesthouse, staff quarters and bocce court. The expansive backyard also boasts an ozone pool that highlights the perfect California indoor-outdoor lifestyle.
Only approximately five minutes from Rodeo Drive, the 8-bedroom, 11-bath home remarkably reflects a sense of tranquility and serenity, allowing the new owners to relax with complete privacy. The blend of rich landscaping and natural materials, such as stones, wood, steel, and brass, also enrich its character and depth, making it a true sanctuary.

In the 1950s and 1960s, Hollywood celebrities flocked to this house like bees to honeysuckle. Frank Sinatra owned it for ten years, Marilyn Monroe was rumored to add its guest cottage to her affair locations with JFK, Judy Garland and Vincente Minnelli renewed their vows there, the Rat Pack partied hearty there and guests included most of the big names in Hollywood, along with Sinatra’s politician friends. Considered to be California’s No. 1celebrity home, Byrdview, is on the market priced at $12.5 million.
In 1949, socialite Dora Hutchinson, heir to the Chase Manhattan Bank fortune, commissioned futuristic architect William Pereira to design her new home. Not only was Pereira one of the most famous and prolific architects of the time, he had also been a film set designer, director and producer for several 1940’s movies, winning an Oscar for his special effects photography work on Cecille B. De Mille’s Reap the Wild Wind in 1942. The perfect architect to pack a dramatic punch, he designed a show stopping mid-century-modern home that was ideal for Dora’s grand-scale entertaining and would be just as stylish in 2019 as it was in the 1950s.
As soon as it was completed, she wasted no time in gathering the Hollywood stars and California business leaders for her soirees, many times setting off fireworks from her Byrdview perch to signal the start of cocktail hour. It was when she decided to move back to New York City that she passed it to Frank Sinatra, which shifted the entertaining from mannerly socialites to Rat Pack style.
Byrdview is located on 4.3 acres in the Chatsworth neighborhood on a hilltop with 360-degree views over Los Angeles, mountains and the surrounding 3,000 acres of nature preserve. Gated and not visible from the road, the 6,661-square-foot, four-bedroom, six-bath 60 percent of the structure’s walls are sixteen-foot-tall glass, flooding it with light and capturing the views in all directions.
Also included is a bar, formal dining area, a den-office, large chef’s kitchen with island, breakfast nook with view and top-of-the-line appliances, a number of fireplaces, and endless entertainment areas both inside and out.
Byrdview has been the backdrop for numerous films, television shows and music videos. The house and grounds have been seen in films such as Swordfish, Dreamgirls, Transformers and Bewitched. It has also starred in television series Mad Men and Californication and music videos by Mariah Carey, Usher and Rihanna.
Byrdview, the home that has enjoyed its own celebrity status for 64 years, is for sale and priced at $12.5 million. The adjacent parcel of more than six acres also owned by the seller is negotiable separately. Co-listing agents are Craig Knizek and Barrie Livingstone of The Agency, Beverly Hills.
California’s Northern California Delta region can soon expect a new residential community – Delta Coves, a “wildly water-centric” real estate development in Contra Costa County, is currently under construction.
Aimed at celebrating the laid-back boating lifestyle the Delta is famous for, the project will feature approximately 560 waterfront residences with private boat docks, a 230-slip marina and a private club, the Island Camp, a 4,500-square-foot activity hub, complete with a clubhouse, fitness facilities, pool area, event lawn and a picnic pavilion upon completion. Real estate offerings will comprise four product lines, with 1,800-4,000-square-foot single-family homes ranging from $700,000 to $1.2 million. In conjunction with the completion of the first six model homes, sales will launch in spring 2019.
Delta Coves is situated in a prime location, just four minutes from “fast water” at the gateway to 1,000-plus miles of waterways for unlimited boating, fishing and water sports pursuits. The development is an hour east of San Francisco, an hour northeast of San Jose and Silicon Valley, an hour southeast of Napa and 45 minutes east of Oakland by car. Additionally, BART’s new Antioch Station, which is only eight miles away, will offer easy commutes to future homeowners.
The California Delta is formed at the western edge of the Central Valley at the crossroads of the Sacramento and San Joaquin Rivers. The American, Mokelumne, Cosumnes and Calaveras Rivers feed into the two major rivers. The Delta flows west through a maze of 57 islands and channels, then on to San Francisco Bay, finally joining the vast Pacific Ocean.
In all, the Delta boasts 57,000 acres of navigable waterways. As the largest freshwater estuary on the West Coast of the Americas, this vital resource supplies fresh water to more than 23 million Californians, provides habitat to hundreds of distinct species of wildlife and sustains hundreds of thousands of acres of farmland that produce about 45 percent of the nation’s fruits and vegetables.

Emerging from the exclusive realm of off-market listings, the recently listed The Mountain site is turning the heads of buyers, sellers and Realtors with its record-setting list price of $1 billion. Minutes from the Beverly Hills Hotel and Rodeo Drive, this 157-acre hilltop location has been transformed into the world’s most exclusive and private residential real estate compound.
The property, currently owned by Secured Capital Partners, was consolidated from 17 multiple parcels into “one large real estate diamond,” according to Ronald Richards, legal counsel and spokesperson for Secured Capital Partners. Aaron Kirman, president of Pacific Union International, Estates Division and the listing agent for The Mountain, affirms that no other property with these possibilities exists any place close to Beverly Hills. “This is the only opportunity to own your own mountain that looks down at all of Los Angeles. Our likely buyer for this property is an individual who wants to build his or her own compound,” says Kirman.
The compound is the size of a small city, with six parcels that are made ready to build and have unobstructed views that range from downtown Los Angeles to Catalina Island and Santa Monica. With the amount of space to fit the entirety of Disneyland, and 57 acres to spare, the buyer will be able to build three buildings up to 500,000 square feet and up to 53 feet high, with the nearest neighbor a half-mile away.
In order to perpetuate exclusivity, invaluable amounts of time and effort have been spent to make this one of the most private properties in the country. More than 500 trees and 5,000 smaller plants have been transplanted to the property, along with a massive 16-foot-tall custom security gate.
Other renovations made to the property were outfitted as preparations for development, but still leave the land open to suggestion. Stone aggregate roads lead to a hand-selected cobblestone drive, as well as a sculpture court accented by a full-length water feature. An in-depth landscape lighting design exists throughout the property, as well as a storm drain system, a booster system for fire hydrants and a backup generator.
“To be able to claim ownership of the largest property at the highest point in all Los Angeles, will make the buyer the most prestigious billionaire overnight,” says Richards.

Known for being havens of rustic, down-to-earth hideaways, ranches, farms and country estates are finding their way back into the forefront of buyer’s minds. Luckily for those interested, these properties can be found in nearly every corner of the U.S.
Located in the heart of Albany is Cane Mill Plantation, a $16 million estate in the heart of the quail plantation belt in Georgia. Properties in this area are contiguous with one another, according to agent Elliot Davenport Jr., of Hall and Hall, and cover a large breadth of land with a variety of outdoor recreation. Offering a main lodge, staff housing, dog kennel and more, this fifth-generation-owned property is an ideal hunting retreat at the tail-end of the Appalachian Mountains, at only an hour distance to Atlanta.
Southwest in Texas is a more wide-ranging assortment of ranch, farm and estate properties to choose from, depending on the needs of the buyers. “Buyers without horses often go a bit further outside of the Dallas/Fort Worth area,” says Keller Williams Realty Agent Kim Hunter, “as their country estates are used similarly to mountain or lake homes; it’s really about a weekend retreat for these buyers. Ranchers tend to look for much larger tracts (100-plus acres) where they keep a mixture of horses and cattle.”

Hunter just listed the Furst Ranch Estate, a 127-acre working ranch with world-class horse facilities and a high lodge-style home atop one of the highest points in northern Denton County. Apart from the renovated lodge home, the rolling landscape and abundance of trees on the exterior is what surely makes this ranch special. “It’s not pretentious, despite its size and amenities, so it could serve as a private home, family compound, corporate or executive retreat,” says Hunter.
Farther west into the Williams Fork River Valley of Colorado sits Motherwell Ranch, a 10,350±-acre mountain ranch that combines a diverse landscape, privacy, fishing from multiple water sources, and much more. Water is what secures Motherwell as a significant property, according to Hall and Hall Agent Brian Smith. “Good water is essential … and with 3.3 miles of the Williams Fork River, four lakes, over 90 ponds and smaller creeks, the ranch really stands out for its quality and quantity of water,” says Smith.
Local Californian rancher and Realtor Jim Martin is listing White Oak Ranch and Vineyard, a 255-acre property in Mendocino County with 130 acres of productive vineyards. “The White Oak Ranch & Vineyard is California’s premiere wine country estate where Mediterranean refinement blends with Western tradition,” says Martin, as the ranch’s architectural style is based on homes in Provence, France.
On the ranch is the Villa, which offers 10,000 square feet, five en suite bedrooms, seven baths, a professional kitchen, two internal courtyard gardens and an outdoor kitchen with an exterior fireplace. White Oak has first-class amenities of the highest order, coupled with a full-scale, commercial and income-producing vineyard. — Kristen Ordonez
