Guesthouse - 95 sq. m. net saleable area - 3 rooms - 1 bedroom - 1 bathroom Inside we find a large living room, with connections for the installation of a kitchen, a bedroom and a bathroom. Multi-purpose room - 40 sq. m. net saleable area - 1 room This room consists of one large area, with three glass doors that can be opened, and can be used as a studio/atelier, hobby room, large living area or storage room. The area is calculated on the basis of the net floor area including interior partitions and increased by 10% for load-bearing walls. State and finishing The property has been completely renovated by following the principles of Feng Shui, green building, and biodynamics, and by appropriately placing Yantras, according to the ancient science of the Yoga of Dwelling (the outer space is nothing but the mirror of the inner space, and the house is the outer manifestation of the subconscious. Acting on the home is thus equivalent to acting on the subconscious, and the Yantras, derived from thousands of years of Eastern philosophies, represent true "rectification programs" and a cure for ones health and bioenergetic balance). Drainage work was carried out on the foundations, in order to insulate property, and the existing exterior infill was demolished and rebuilt with Wienemberger porous clay bricks, placed at the correct distance from the interior brick liner. The insulation was made with 6-cm-thick cork sheets, and an exterior plaster with KEIM silicate finish (the best and healthiest finish for exteriors, due to the durability, breathability and non-toxicity) was chosen. Internally we find lime and pozzolana plaster, painted with natural paints and finishes. On the roof there is double-panel insulation with thick cork sheets, non-woven fabric waterproofing, and a chestnut wood frame with handcrafted terracotta roof tiles laid using the "ventilated roof" system. The heating system is Varioterm radiant floor heating, with underlying insulation of Cork LIS. The plumbing and sanitary systems were completely redone, and the home has new high-quality bathroom fixtures and faucets, and tiles with hand-painted Viepri and Baldelli ceramics. All of the hand lacquered windows and doors are double paned and filled with iroko argon gas. In the villa there is an alarm system that has sensors on the doors and windows, as well as a volumetric sensor. You can program the system via smartphone. The guesthouse was completely rebuilt from scratch. It has a wood load-bearing structure, with a THOMAHOLZ 100 system (and has the same finishes, features and installations as the villa). The property was renovated with a focus on the stonework, the type of radiant heating, the total re-roofing with double cork panel insulation, a "ventilated roof" covering with handmade terracotta tiles, the elimination of the tar sheathing (an element that therefore allows the inhabitants of the structure to produce vitamin D), the high performance quality of fixtures and minimisation of pollution due to electrosmog, and the electrical system that is made with shielded cables (in a spider arrangement and as many as 7 manholes equipped with thick copper poles, which dissipate residual electromagnetic fields). All of these features ensure optimal thermo-hygrometric conditions, in any season. External areas The villa and other buildings are surrounded by private land measuring 2 hectares, with double automated gates. It is fully fenced with wire mesh camouflaged by hedges of holm oaks and red maple and a row of cypress trees. The grounds have more than 100 palms, including some rare species, and numerous other rare and native trees and shrubs. The grounds are covered by a lush, manicured lawn and clay pathways. In the areas that do not have trees, hedges or shrubs, a private helipad may be built. An in-ground swimming pool, on the other hand, cannot be built because the Municipality of Latina does not allow its construction in an agricultural zone. The lush trees are beautiful and immune thanks to zeolite remediation and the application of a variety of innovative Quantum Physics techniques, which have resulted in and maintained exceptional soil quality over time. The use of these techniques promotes the phase reorganisation of the coherent structures of water, purifying and energising it, and achieving various positive phenomena, including two main results: avoiding the formation of encrusting scale and drastically lowering the bacterial load in the circuit and in the entire water volume over all of the grounds. The application of this technique ensures -- without batteries, electricity or any kind of external energy input -- the healthy, lush and bacteria- and fungus-protected life of a variety of plant types, increasing their growth through improved nutrient assimilation.
