This is a substantial block of land suitable for redevelopment purposes occupying a rear site, which backs to the Northwestern motorway at Point Chevalier. The property has an existing Residential 5 zone (one dwelling unit per 500m2) plus part is zoned Open Space 3. However, the site has been identified as a'business node'within the proposed Point Chevalier Precinct Plan of the Auckland council and is seen as a catalyst site for triggering appropriate intensification.
Under the Auckland Unitary Plan recently released, the site is zoned for Terraced Housing and Apartments with the intention for intensive development similar to that for the Residential 8 zone.
Concept plans for intensive housing on the site with a number of options for multi unit development possible up to 269 apartments. A private plan change to Residential 8 zoning (8B probably) is the likely procedure to allow development of this scale.
