Remaining high on the Ultimate Homes list at number three, the opulent Penthouse at the Pierre still boasts the highest asking price ever for a Manhattan apartment. While the triplex is still offered at $70 million, this year you can snatch a portion of it for less. No physical changes have been made yet, but the residence also is being offered split as two units, one for $59 million and one for $11 million.

Still a testament to extravagance and supreme luxury, the penthouse encompasses the top three floors (from 41 to 43) of the pre-war Pierre hotel located on Fifth Avenue across from Central Park. With incomparable 360-degree views of the park, river and city from its four terraces, this home is one of the most important and spectacular penthouses in the world, according to broker Brown Harris Stevens.

The 16-room French Chateau boasts five master bedrooms, seven full and three half baths, a library, an eat-in kitchen and separate guest suites plus staff accommodations, according to Brown Harris Stevens. If split into two residences, the larger penthouse would feature three master bedrooms, three full and three half baths plus a servants bath and an interior elevator. The $11 million home on the 41st floor would highlight a private foyer, home theater, a formal dining room, kitchen with wet bar, master-bedroom suite, guest suite and marble bathrooms.

The living room could be considered one of the most spectacular rooms in the world. Constructed from the hotel's original ballroom, the amazing 3,200-square-foot space features a 23-foot-high curved ceiling and 20-foot French doors overlooking the park and city. Interior details include five working fireplaces, oak flooring with mahogany borders throughout and central air-conditioning.

The $45,000 monthly maintenance fee attached to the price tag includes use of the 24-hour services offered at the world-renowned five-star Pierre hotel, which is owned by Taj Hotels and previously was a Four Seasons property. Some of the landmark's premier features include three restaurants and bars, in-room dining, a 10,000-bottle wine cellar, a 1,600-square-foot fitness center, two acclaimed salons and luxuries such as private massages in-room, according to Taj's Web site.

The residence is now an exclusive Brown Harris Stevens listing, represented by Elizabeth Lee Sample and Brenda Powers. Owned by hedge-fund manager/author Martin Zweig, the home was purchased in 1998 from the Australian publishing heiress Lady Mary Fairfax, who combined the apartment with the original ballroom and completed millions of dollars of renovations. The Penthouse was second on last year's list.
